334 Seaside Avenue sits at the historic heart of Waikiki, nestled between the sand and the canal, the ocean and the mountains. Once a mid-century residential tower defined by its undulating lanais and open-air corridors, it now stands as a reclusive landmark surrounded by high-rise development. LINKLAB’s proposed revitalization reimagines this structure not as an artifact, but as a living participant in Waikiki’s ongoing story — an architecture of restoration and reinvention that honors the spirit of Hawaiian hospitality while addressing the realities of urban density and climate-conscious design.

Located at the intersection of Seaside and Lau‘ula Streets, the project reclaims a forgotten edge of the city, with Seaside as a vibrant pedestrian artery and Lau‘ula as a quiet service lane. The design transforms Lau‘ula into a discreet arrival sequence and private porte cochere, while the Seaside Avenue frontage becomes a marketplace bridging public and guest realms with locally sourced goods and cuisine. An existing parking area mauka of the tower is re-envisioned as an indoor-outdoor garden lounge, connecting to the nearby Royal Hawaiian Village through intimate pathways and pocket parks. These layered interventions ground the building in community life, fostering a renewed sense of exchange between residents, visitors, and the city.

Inside, the architecture’s original language of curves and thin planes is carried forward in the guestroom design, where custom millwork softens each space and subtly delineates areas for rest and refreshment. Operable corrugated metal screens, echoing the building’s mid-century geometry, provide privacy while inviting natural light and air, articulating the varied rhythms of life within. The material palette extends this dialogue between history and place: textured surfaces recall island craft, while rippled glass and warm hues evoke the movement of water and the softness of the Hawaiian light.

At the top, a rooftop terrace serves as a serene water oasis, with an infinity pool nestled within the skyline and oriented to capture filtered views through Waikiki’s dense environment. More than a hospitality concept, 334 Seaside proposes a model for adaptive urban revitalization: a reawakening of a mid-century landmark that embraces its surroundings, serves its community, and redefines what it means to live — and stay — in the heart of Waikiki.
